02How it works
An address or an MLS number. On the market or off.
Seven reports, each answering one client question.
The comparables, the criteria, and what the feed actually returned.
Exactly as your client will see it. Edit any paragraph.
A link, an email, a text message, or a PDF.
03The client question
“Why should I list with you?”
The comparable sales, what is active and pending nearby, a pricing perspective, the marketing plan, and the case for you. The report a seller keeps after the appointment.
“What could my home be worth?”
A conservative-to-stretch range drawn from closed sales of genuinely comparable homes, weighted so the closest matches count most. Not an appraisal, and it says so.
“How does this property compare?”
Every listing that matches your criteria, with the similarity work shown. Open any comp for the full record and every photograph the feed serves.
“How does this home stack up?”
What a buyer needs to weigh one home against the market around it, without the investor math they did not ask for.
“Do the numbers make sense?”
Rent, financing, and after-financing cash flow, with the offer price, rent, down payment and rate adjustable live on the report. The bottom line is always cash flow after the mortgage, never before.
“Why should we reconsider the price?”
Every nearby outcome, including the homes that did not sell, and a specific recommendation only when the evidence clears the bar. It never comments on the home's condition or the photographs.
“How did my open house go?”
The debrief that is usually a phone call, written down and kept. You answer a short questionnaire, by typing, dictation or a paste, and the seller gets the turnout, what buyers loved, what gave them pause, and what was said about the price. Your own private notes stay on your device and never reach the report. On every plan, and it never counts against your monthly reports.
04The numbers rule
This is the whole product. A report that fills a blank with a plausible value is worse than a report that admits the blank, because your name is on it.
Comparables, status, prices and dates come from CRMLS through the Trestle Web API. Off-market facts come from the county assessor's public record, which is where the portals get them too.
A missing required input stops the report and names the field. There is no language model anywhere in the report path, so a comparable cannot be imagined and a price cannot be guessed.
What you enter stays visibly yours. A condition grade shows the grade, the baseline, and the percentage it moved the range. It never blends into an MLS fact.
Every currency figure in an investor report carries its provenance. Estimates render with an "est." marker and are listed again in a Verify in Escrow block.
05Your professional judgment
The tool organizes evidence. Every decision that a licence covers stays with you, and the report says so to your client.

It will still show these exact numbers a month from now.
06Shared means shared
Sharing takes a snapshot. The link replays that run, with those criteria, at that timestamp, and nothing in the client path can query the market again.
07What your client sees
Your letterhead, your photograph, your contact block. ReportPoppy is not the brand on the page.
The range, the position, or the recommendation, in the first screen.
The home, its facts, and its photographs.
The comparables, sortable, each one openable in full.
What the data says, written from the numbers, edited by you.
Criteria, source and the timestamp the run was frozen at.
Your name, your phone, your email, on every screen.
08Why ReportPoppy
Provides the underlying property data. It is the source, not the deliverable, and it was never meant to be read by your client.
Helps assemble the comparison. You still choose the layout, write the explanation and check every number.
Generate language. They do not know which homes are comparable, and they will fill a gap with something that reads well.
Make a report look better. They have no opinion about whether the numbers in it are right.
Brings the property evidence, the report structure, your review, the presentation and the client-ready output into one workflow, and freezes what you send.

11Questions
A client-ready presentation for one property: a title, the subject home and its photographs, the comparable evidence, a pricing or market reading written from those numbers, your marketing plan where the report calls for one, and your contact block. You can send it as a link or export it as a PDF.
CRMLS, through the Trestle Web API, under licence. For a home the MLS does not carry, the facts come from the county assessor's public parcel record, which is the same public record the title portals resell. Photographs of an off-market home come from your own uploads.
No. It produces a range from closed sales of comparable homes and shows how it got there. The Price Adjustment report will recommend a specific figure only when the evidence clears a published bar, and even then it is a recommendation for you to weigh. Pricing is your professional judgment.
You control the criteria that select them: radius, sold window, beds, baths, size band, property type and transaction, plus a boundary you can draw on the map. What is on screen is what runs, and you can open any comparable in full before you accept the set.
You are told. A property the feed does not carry opens an off-market panel prefilled from the county record, and a feed that is down says it is down rather than presenting an empty result as "no record". A required figure that is genuinely missing blocks the report and names the field.
Yes. Every paragraph carries an edit pencil, and your words are what freeze into the client's copy.
Every report carries your name, your photograph, your brokerage and your contact details. On Signature and Executive, your Poppy ID brand kit fills in anything your profile left empty.
No. Sharing freezes the run. The link replays that exact report with those exact criteria, and nothing in the client path can query the market again. The only way to change what a link shows is to run the property again and share again.
Yes. A client link needs no sign-in. Treat it as public once you send it.
Yes. Export PDF prints the full report, and the layout is built for paper: no column is clipped and no number is broken across lines.
Your reports stay in your account. Client links made on Signature and Executive are permanent. A new link made on Agent lasts 90 days. Any link created before the September 2026 pricing change stays permanent, because a pricing change should not break a document already in a client's hands.
No. The MLS is the source. ReportPoppy is the deliverable you build from it, and your MLS access is what entitles you to pull the data.
No, and it never says it does. A valuation range is a comparative market analysis drawn from closed sales. It does not account for what a licensed appraiser sees by walking the property.
The MLS licence that makes the data available requires it. Verification happens once through Poppy ID, and a person reviews it.
Choose the property and the question. ReportPoppy™ organizes the evidence so you can review it, explain it, and send it professionally.
